PCS to NAS Jacksonville or Mayport: A Buyer's Playbook from a Military Relocation Specialist

PCS orders to NAS Jacksonville, Naval Station Mayport, or Naval Submarine Base Kings Bay come with timelines that do not bend. This is the playbook we walk through with every active duty client we represent.

Start with your timeline (and your spouse's)

Most PCS moves to Northeast Florida begin with three constraints: report date, household goods delivery window, and your family's ability to be present for tours. The first conversation we have is rarely about houses. It is about timeline. Whether you have eight weeks or eight months changes the entire approach.

Choosing your installation footprint

All three Northeast Florida installations draw service members to different parts of the region.

  • NAS Jacksonville. Most service members live in Mandarin, Orange Park, Fleming Island, or San Marco — all within reasonable commuting distance.

  • Naval Station Mayport. The Beaches communities (Atlantic Beach, Neptune Beach, Jacksonville Beach) are the obvious draw, with Mayport itself for those who want to be closest. Many families also choose Ponte Vedra and Nocatee for the school district trade-off.

  • NSB Kings Bay. Just over the Georgia line. Yulee, Fernandina Beach, and Amelia Island are the primary residential options for service members stationed there who want to live in Florida.

The VA loan, in plain English

The VA loan remains one of the strongest financing tools available in American real estate — and one of the most misunderstood. A few things to know going in:

  • No down payment required for most service members, though you will still need funds for inspection, appraisal, and closing costs.

  • The funding fee can be financed into the loan and is exempt for those with service-connected disability ratings.

  • Sellers can pay all customary closing costs and up to four percent of the sale price in concessions — a useful tool in negotiation.

  • VA appraisals follow specific minimum property requirements. We pre-screen for these on every property we tour with VA buyers.

Remote tours that actually work

The remote PCS tour has become routine. The Bluefin process: a curated shortlist (usually four to six properties), live video walkthroughs that prioritize honest disclosure over staging, photos of the things video does not capture (smell, slope, traffic noise), and a one-page comparison summary delivered the same day. We can have you under contract on a home you have never physically toured if that is what your timeline requires — and we will pull permit history, flood data, and insurance quotes before you sign.

When renting first is the smart call

Sometimes the right answer is, 'Do not buy yet.' If your orders are short, your spouse's career situation is uncertain, or you are new to the area and want a season to learn it, a six- to twelve-month rental can be the most strategic move. We help PCS clients evaluate this honestly — even when it means we are not earning a buy-side commission this go-around.
